Please tell us about your desired property (e.g. size, budget, number of bedrooms and age). You may also send us a link for the property you are interested in. We will check the availability of the property and whether or not you can move in.

Receive list of Rooms

We will send you a list of potential properties (rent, initial cost, photos) within one business day of receiving your info. Since the real estate industry is traditionally closed on Wednesdays in Japan, please note that it may take a little longer.

Choose your candidates & nspections

You could take a look the selected apartments (Online/In Person) with our team. We could offer you an interpreters when you go through inspections.

Applylications

When you find a property that you like, we will start the application process.You might be required to prepare several documents depending on properties : residence card, proof of income, name of all tenants, contact info, a copy of your bankbook. The tenant screening process might take a week to complete.

Make initial payment (rent, key money)

Once you are approved by landlords, you will go through initial fee payment. You will need to nominate a bank account for your rent payments to be deducted from and apply for home fire insurance.

Signings of the contract

Sign the rent contract at the place designated by the real estate company. Please bring your seal stamp and residence card with you on the day.

Move in!

Receive the key and move in. After moving in, please submit a notification of change of address to the local government office within two weeks. Also, please make sure to apply for the gas service, water, and electricities. We can support this process too.
